What Are the Fees at Apple Valley Lake, Ohio?

Annual assessments for April 1, 2026 through March 31, 2027.

The basic annual Apple Valley Lake assessments for one lot total $366: $283 for maintenance and $83 for major repairs. The same assessments apply whether the lot has a home or is vacant. Other fees depend on how you use the property and facilities.

Living at Apple Valley has taught me that understanding the fees is only part of planning for life here. You also want to know who can use the amenities, what boating will cost and whether the property fits the way you want to enjoy the lake.

How much are Apple Valley Lake HOA fees?

Buyers often call them HOA fees. Here, they are assessments paid to the Apple Valley Property Owners Association, or AVPOA. For 2026-2027, the first lot is charged $283 in annual maintenance plus the $83 assessment, for a total of $366. When additional properties are deeded the same as the first, each additional lot is charged the $283 annual maintenance assessment only. There is no additional $83 charge on the second, third or subsequent lots.

This table shows the charge for each individual lot, not a combined total. Additional lots must be deeded the same as the first property for the $83 assessment not to be repeated. Before buying additional property, confirm both the number of assessed lots and whether the deed ownership matches. If the properties are deeded differently, have AVPOA confirm the assessments that apply.

Mandatory Apple Valley property-owner assessments

Annual maintenance assessment: $283 per lot

The annual maintenance assessment is mandatory for every Apple Valley lot, whether the lot is improved or vacant and whether the owner plans to use the community amenities. The assessment is due April 1 and covers the assessment year from April 1 through March 31. The amount is based on the Consumer Price Index and may change from year to year.

Annual major-repairs assessment: $83 on the first lot

As of the 2026-2027 assessment year, the annual major-repairs assessment is $83 for the first lot owned and is scheduled to continue through April 1, 2028. AVPOA members approved this assessment for major repairs, replacement and maintenance.

Can you buy a vacant lot and use Apple Valley Lake?

Yes. You do not have to own a home here to qualify for property-owner privileges. A vacant lot carries the same annual assessment as a developed lot. Eligible owners must be in good standing and obtain the required identification before using the facilities.

Boat decals, docking, camping, fitness membership and some other services have separate charges. Membership does not guarantee an available dock or campsite.

Does everyone on the deed get amenity access?

No. Adding names to a deed does not give every person a separate membership for using the amenities. AVPOA generally recognizes the first family unit on the deed for membership and use of common properties. The rules define a family unit, so it should not be assumed to mean everyone who lives at or visits the home.

Qualifying multiple-ownership arrangements recorded before July 1, 1997 have an exception. Eligible additional co-owner family units pay a separate annual user fee, currently $283, to use the amenities. Paying this fee does not create new co-owner privileges for everyone added to a deed today.

If you are buying with relatives, friends or through an entity, have AVPOA confirm the membership arrangement for that specific property before you buy. This is one detail I would want settled early in the process.

Is there a fee when the property changes owners?

The membership deed-transfer fee is $300 per deed. More than one lot can be listed on a deed. This fee is separate from annual assessments and must be paid before photo identification cards can be obtained.

What is the renter fee?

The renter fee is $600.

A renter with a qualifying lease of at least six months must pay the renter fee to use Apple Valley amenities, including the lake. The property owner’s assessments must be paid in full before renter privileges can be issued. Renters are not eligible to purchase family passes.

The individual fitness membership is $95 annually; the family fitness membership for three or more members is $230. The $20 annual access card is a separate charge, with a $5 discount when the previous card is returned. AVPOA uses access cards at several facilities, including the community center, clubhouse, beaches, campground, dog park and marina. The card alone does not include an optional fitness membership. Fitness equipment users must be at least 14 years old.

Can my family use the amenities without me?

Eligible relatives outside your membership family unit need a family pass to use facilities without you. The owner signs the application, and eligible family members obtain their photo identification cards. Eligibility includes parents, grandparents, children and grandchildren, with qualifying spouses and children covered as described in the family-pass rules. Renters cannot purchase family passes.

You can bring family as your guests without purchasing a family pass, but you must remain with them and follow facility guest limits and charges. Passes shorter than 90 days do not allow the passholder to bring guests.

What does it cost to bring guests?

These limits are in addition to the member family unit. The host must remain with guests. Dependent members visiting without a parent have a separate two-guest limit.

Property owners in good standing receive a 10% rental discount and a 50% deposit discount on the banquet room. The posted member rates are $585 for Friday through Sunday, $472.50 for Monday through Thursday, and a $150 refundable deposit. Eligibility is based on good standing at the time of rental, and at reservation for the deposit discount.

Other costs buyers should consider

Depending on the property and transaction, buyers may also encounter architectural-review expenses, utility costs, golf fees and normal homeownership expenses. These are not all included in the annual AVPOA assessments, and some are charged only when a particular service is used.
