Candlewood Lake

by Sherrie Toth

The historic village of Mt. Gilead dates back to 1832. Once the hunting grounds of the Shawnee tribe, it is a thriving community today with many businesses and an active tourism industry. Mt. Gilead State Park and the World War I Victory Memorial Shaft draw in many visitors each year along with the nearby Amish farms and shops. Residents of Mt. Gilead can enjoy the rural setting of Morrow County while being only a short drive from Columbus.

Those looking to call Mt. Gilead home have some wonderful locations to choose from. Candlewood Lake is a gated community that sits on 1,500 scenic acres. Located on the North side of Mt. Gilead, it resembles a private state park. It’s easy to find just off of State Route 19.

 Candlewood Lake Real Estate

Candlewood Lake has both full time real estate and vacation spots available with sites dedicated to single family homes as well as mobile homes. All lots are wooded and surround the 250 acre lake. The waters are stream fed and serve as the heart of this charming community.

Over 140 acres are reserved as parks and green spaces. The tree lined streets provide the perfect back drop for walking and biking. The lake offers fishing, boating, water skiing, and swimming. One can even take a pontoon ride along the shoreline with its scenic views.

Started in the 1970’s, Candlewood Lake is now one of Ohio’s top gated communities. It is great for both relaxing and active lifestyles. The park areas provide beautiful settings in which one can picnic, observe nature, or simply relax. Those who are more active can enjoy all of the above mentioned recreational activities along with tennis, basketball and volleyball.

Residents will find a large main pool along with a pool house and nearby kiddie pool. The children’s playground is found next to the volleyball court and beach. It includes a park style setting where parents can sit and watch them play. The lake is accessible from both the North and South boat launches. Rental docks are available for those who don’t have lakefront sites.

Those who are searching for the small town feel of a rural community will enjoy Mt. Gilead and Candlewood Lake. With nearby attractions, plenty of activities, and a beautiful rural setting, this is ideal for families of all ages and sizes.

Knox County

by Sherrie Toth

Knox County, located in the heart of Ohio, is home to about 60,000 residents. This peaceful, small-town region features beautiful, rolling scenery, historical attractions, tranquil biking and walking paths and many local parks. There are several communities in Knox County, including Mount Vernon, Apple Valley, Gambier and Fredericktown.

Mount Vernon is the county seat and largest city. The downtown area has undergone extensive renovation in recent years and now features many different attractions, such as the Woodward Opera House, which opened in 1851 and is currently being restored, and the Schnormeier Art Gallery operated by Mount Vernon Nazarene University. There’s also an annual Christmas parade and First Friday celebrations every year from May to October with art, shopping and activities for children. A new 250-acre green space, Ariel-Foundation Park, is scheduled for completion in 2015 and features woods, lakes, biking and walking trails and spots to hold picnics.

Apple Valley Lake, located near the unincorporated community of Howard just a few miles from Mount Vernon, is the center of a master-planned resort community. Residents can take their boats out onto the lake for relaxation, and, if they wish, to go fishing. The lake is the home of a diverse array of fish species, including both large- and small-mouth bass, catfish, crappie and others.

The village of Gambier is fairly small, but it serves as a major intellectual center of the region. Gambier is perhaps best known as the home of Kenyon College, the oldest private college in the state of Ohio and one of the top 50 liberal arts colleges in the United States, according to U.S. News and World Report. Kenyon’s presence brings major cultural and sporting events to Knox County. The college and the village are bisected by a path known as the “Middle Path,” which takes walkers past some beautiful historical buildings.

Fredericktown is another small village with lots of culture. This one-time frontier town features a museum that houses many items of historical importance from Fredericktown and the surrounding area. Also, the Fredericktown Recreation District Education and Nature Center is a 57-acre nature preserve with 2 miles of walking trails and many different animals, flowers and trees to observe. The Tomato Show and the Christmas Walk are two of the major annual events observed by residents of Fredericktown.

Despite the bucolic beauty and small-town charm that can be found throughout Knox County, those who live here aren’t far from major population centers: Columbus and Cleveland are both less than two hours away by car. This makes it the perfect location for those who want to experience living in a small town without feeling too isolated from the outside world. With its rich history, its scenic beauty and its strong sense of community, Knox County is a great place to settle down and raise a family.

2 more L's in Real Estate

by Sherrie Toth

The Three L’s in Real Estate – Defining two more!

You have likely heard that there are three L’s to consider when selecting real estate – Location, Location and Location!  A subcategory of the three ’L’s would include two more L’s  - Lakeview Living!

Lakeview Living – whether it’s directly on the water or looking at it, it can help promote a sense of general well-being and provide you and your family with years of enjoyment. Between professional and personal responsibilities, it can be difficult to find time to engage in our favorite activities. But when you own a place at the lake, you will have ample opportunities to fish, swim, boat, relax and participate in all your other favorite water sports. Imagine being able to cast a line or take a refreshing dip whenever the mood strikes you! Your family and friends will all be clamoring to join you, and you will find your lake home will help you build special memories with the people you care about.

If you are considering purchasing a home on or at the lake, remember that real estate is typically the largest investment individuals make in their lifetimes. Because lake homes are widely considered enviable places to live, these homes tend to hold or appreciate in value. Plus, if you have children or other close family members, lake homes make cherished assets that can be passed down from generation to generation.

If you are looking to purchase a home at Apple Valley Lake or Candlewood Lake, these areas are specialized areas and take a niche agent that knows them very well!

Call Toth & Team to get started with a discovery tour of the lake!

Should I Buy a Home Now?

by Sherrie Toth

I'm often asked if this is a good time to buy a home. Some clients are concerned that home prices may drop down the road, while others are convinced that home prices will rise.

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Even though interest rates have fluctuated, they are still near historic lows. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, a one point rise in interest rates could cost tens of thousands of dollars over the life of your mortgage!

While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone." To that end, it may be more important to lock in today's relatively low interest rates while they are still available.

Please give me a call if I can be of any assistance in determining how much home you can afford in today's market.
